So You’re Ready To Sell. The selling process is filled with great excitement. You are expecting your agent to get the job done quickly and efficiently. It will take team work between you and your agent to get the home sold. Here are some tips for selling.

Have your agent prepare a Competitive Market Analysis. This will give you an idea of what your home should sell for.

Keep the yard tidy. This helps to add curb appeal. There is nothing like seeing an overgrown bush taking control of the yard or house. The grass should be kept at 6" or less. Pull the weeds from garden beds.

Fix and repair items that need repair. Gutters, driveway cracks, roofs, windows, plumbing, heating and air conditioning units. Replace worn out carpet.

Paint rooms that need painting. Bright colors may have been good for you, but a potential buyer may not like Chartreuse walls. Neutral colors are more inviting.

Talk to your agent to find out how often your home will be advertised and where. Walk similar homes to see your competition.

Vacate the property while showings are conducted. There is nothing worse than trying to view a home while the seller is gawking over your shoulder.

Make sure that the mell of the home is not offensive to potential buyers.

Allow your agent to conduct an open house.

Work with your agent during the selling process by allowing gradual price reductions. When offers are presented be sure that you ask your agent any and all questions.
